I. WE BECOME A TRUSTED FIDUCIARY of our client.  And we put ourselves at risk.  We gain an intimate understanding of the desires, goals and needs of our client.  Then, develop an acquisition strategy that will allow our client to preserve their money with land, and grow more money with varied agriculture products and operations.

WE KNOW HOW TO LOCATE, EVALUATE AND PROCURE Real Estate, Timber, and other agriculture ventures, which other buyers never know about.  As a rule, we will not buy from Realtors, Forestry Firms, MLS Listings or the Internet.  We have found over the years, “If you buy Real Estate already on the market …you will probably pay too much!”

WE ACT AS A FIDUCIARY protecting the privacy of our clientA very important aspect of our service is our ability to purchase property on your behalf, and you remain anonymous.  This protects your privacy.  In addition, it gives us “Power of the Pen” and many times we are able to agree on a “sale price” with the seller at our very first meeting.
IV. OUR COMPENSATION IS BASED ON HOW MUCH MONEY YOU SAVE.  We are your buying partner.  “You never pay more than Market Value”!

WE PROVIDE “WORRY-FREE” OWNERSHIP.  We pay our client to be their Property Manager!  At the time of acquisition, we lease the hunting rights for the amount of the taxes.  In return, we pay the taxes and furnish an annual report.  Each year we provide information about the value of your land; along with proof the real estate taxes have been paid.

MY FAMILY HAS BEEN INVOLVED IN REAL ESTATE, AGRICULUTRE AND FORESTRY IN THE ARK-LA-TEX-HOMA AREA SINCE 1967.  This allows us to know about many Real Estate sales before they go on the market.  We have conducted thousands of transactions in the Ark-La-Tex-Homa area involving attorneys, banks and title companies who are our friends.  Many times, we are the only company to find out when families are ready to sell the family Ranch or Farm.
VII. WE PROVIDE FUNDING WHEN FAMILIES NEED TO SELL QUICKLY.  Generally, sellers want to avoid the long drawn-out time schedules of big institutional buyers.  They want funding as soon as possible.  And we are able to close most sales within 2-weeks.

WE KNOW HOW TO GET “INSIDE” THE LOCAL REAL ESTATE, AGRICULTURE & TIMBER MARKET.  Many times Real Estate or Timber is offered to our company because of our long-time local history, and our reputation for fair-dealing.
